Priest Lake

Priest Lake is a relaxed, lake-adjacent area in southeast Nashville, near J. Percy Priest Lake. It's known for single-family homes on larger lots, quick access to the water and I-24, and prices that run lower than much of the city. The area draws buyers who want space, the outdoors, and an easy commute.

As of August 2026, sales are sparse, with only about four single-family homes closing in the month, so a reliable monthly median isn't possible. Active listings tell more: homes on the market were asking a median near $430,000, with an average around $416,000. Supply is tight, under two months, so well-priced homes tend to sell fast.

Priest Lake is mostly single-family homes, including brick ranches, split-levels, and updated houses built from the 1970s onward. Lots tend to be larger than those closer to downtown, and some sit near the lake's recreation areas. You'll find more space and yard for the money than in Nashville's pricier core neighborhoods.

Priest Lake is served by Metro Nashville Public Schools. Students are zoned to Metro elementary, middle, and high schools in the southeast part of the county, and assignments can vary by street. Families also have access to Metro's charter and magnet options. It's best to confirm a specific home's zoning with the district before buying.

The big draw is J. Percy Priest Lake, with boat ramps, swimming, and trails at areas like Cook Recreation Area and Anderson Road. Local greenways give you spots to walk, run, or ride close to home. The lake's open water and shoreline make it easy to spend weekends outside without leaving the area.

Most daily errands happen along Bell Road and Murfreesboro Pike, where you'll find grocery stores, restaurants, cafes, and national retailers. For more options, Lenox Village and the wider Antioch area add shops and dining a short drive away. Downtown Nashville's restaurants are also close once you hop on I-24.

The commute is short. I-24 is just minutes from most of Priest Lake, and downtown Nashville is usually a 15 to 20 minute drive outside of rush hour. The airport is close by to the north, too. Rush hour on I-24 can add time, but it's still one of the easier commutes in the area.
