For most of history, women could not own property in any meaningful sense.

Not businesses.
Not even, in some cases, their own wages.
So when we see women buying property today, we do not see a trend.
We see history correcting itself.

A home near Ensworth for how much?! 🤯
We’ve been tracking the 2026 market trends, and this 3-bed, 2-bath brick duplex just caught our eye for a price that’s lower than you’d ever expect for the area. It’s a perfect example of the hidden gems still popping up in the Nashville market. 🏡✨

Moves like this often signal three things:

Nashville has already attracted major companies in the last decade.

Now Starbucks is establishing corporate infrastructure here too.
The bigger question might be:
Is Nashville becoming the corporate hub of the Southeast?

Good looking group
@oj.petre to this day
So interesting how different photos looked back then due to different brands of camera, film stocks, and lenses. Now it pretty much all looks like whatever generation of iPhone. Not to say that there aren’t still amateur and professional photographers, but I don’t think slice of life, day to day pictures have this much personality or individuality now

There are a few things I wish every buyer and seller in Nashville understood before entering the market.
Not opinions.Just patterns we see over and over again.
Here are five of the biggest:
1️⃣ Your first offer is often your best offerSerious buyers tend to show up early. As time on market grows, leverage usually shifts away from the seller.
2️⃣ The market isn’t crashingWhat we’re seeing now is a normalization after the extremely unusual appreciation from 2020–2022.
3️⃣ Buyers only have leverage on overpriced homesWhen a property is priced correctly, the market still moves quickly.
4️⃣ Strategic pricing is winningSellers who price realistically from day one create momentum and often negotiate from a stronger position.
5️⃣ Nashville isn’t the national housing marketLocal job growth, migration, and supply constraints mean our market behaves differently than national headlines suggest.
The biggest mistakes in real estate usually happen when people rely on national narratives instead of local data.
Save this for later or send it to someone trying to understand the Nashville market. #nashvillerealestate #housingmarket #realestatetips

After years working in the Nashville housing market, there are a handful of things I wish every client understood before buying or selling.
These aren’t predictions or hot takes. They’re patterns that show up in the data and in real transactions.
Five that come up constantly:
1️⃣ The first offer often sets the high-water markMotivated buyers usually step forward early. As a listing ages, negotiating power tends to shift away from the seller.
2️⃣ Today’s market isn’t a collapse — it’s a resetPrices surged at an abnormal pace from 2020–2022. What we’re seeing now is the market finding a more sustainable rhythm.
3️⃣ Buyer leverage depends on pricingIf a home is clearly overpriced, buyers gain negotiating room. When it’s priced well, demand still shows up.
4️⃣ Smart pricing creates momentumSellers who treat pricing as strategy—not optimism—often attract stronger offers and better terms.
5️⃣ Nashville plays by its own rulesPopulation growth, job expansion, and limited housing supply mean our market doesn’t always mirror national headlines.
The biggest real estate mistakes usually happen when people assume the national story applies locally.
Knowing how the Nashville market actually behaves changes the way you negotiate, price, and time a move.
Save this if you’re planning a move, or share it with someone trying to understand what’s really happening in Nashville real estate.

Most sellers assume the best offer comes after a listing has been on the market for a while.
In a slower market, the data often says the opposite.
The first serious offer is frequently the strongest one you’ll see.
Here’s why:
📉 Discounts grow with time on marketMarket research shows sellers typically give up 2–2.5% in price for every 30 days a home sits early in the listing cycle.
👀 Buyers watch Days on MarketWhen a listing lingers, buyers often assume it’s overpriced or undesirable—which leads to lower offers.
🏠 Inventory shifts leverageWhen buyers have more options, negotiating power moves away from sellers the longer a property sits.
📊 Multiple price cuts usually lead to worse outcomesHomes that chase the market down with reductions tend to sell significantly below those that negotiate early.
Example:On a $600K home, waiting an extra 60 days can mean $24K–$30K in additional discounting.
The takeaway:
The first offer isn’t a finish line.
It’s usually the strongest negotiating window you’ll get.
Work it. Counter it. Negotiate it seriously.
Because once a listing goes stale, buyers know it.
Save this for later or send it to someone preparing to sell.
