For decades, ultra high-end real estate in Middle Tennessee was concentrated in a handful of prestigious enclaves. Belle Meade, Brentwood, and select areas of Franklin defined the top tier of the market. Today, that definition has expanded.

Luxury buyers are increasingly prioritizing privacy, acreage, architectural excellence, and lifestyle-driven design over traditional zip code prestige. As a result, ultra luxury development has moved outward into areas such as Thompson’s Station and College Grove, where estate-scale living remains possible without sacrificing convenience.

One recent transaction demonstrates this shift. We represented the sale of an estate property at 4639 Johnny Bennett Road in Thompson’s Station. The residence spans approximately 9,000 square feet and closed at over $9 million, establishing a new benchmark for the area. The buyer is completing extensive custom enhancements, and the final investment is projected to approach $14 million.

The property offers privacy, acreage, and exceptional craftsmanship while maintaining convenient proximity to major corridors and daily necessities.

Why Luxury Is Expanding Beyond Traditional Enclaves

High-net-worth buyers increasingly prioritize multi-acre homesites, seclusion and security, space for outdoor living and recreation, architectural freedom, and room for wellness amenities. Thompson’s Station and College Grove offer opportunities that are no longer widely available in Brentwood or Belle Meade.

Moving outward does not mean sacrificing convenience. Downtown Nashville is approximately 30 minutes away, Nashville International Airport is roughly 40 minutes away, and daily shopping and services are typically within 10 minutes.
