Markets closed out the week on a historic note. Iran's declaration that the Strait of Hormuz is open to commercial traffic sent the S&P 500 above 7,100 for the first time, the Nasdaq to its 13th consecutive day of gains, and oil tumbling nearly 10% in a single session. For a market that has been white-knuckling geopolitical headlines for weeks, Friday felt like an exhale.

The housing data landing this week told a more complicated story. NAR's latest generational trends report found that just 21% of recent buyers were first-timers, the lowest share on record, and the typical first-time buyer is now 40 years old. Baby boomers remain the dominant force on both sides of the transaction, with many paying cash and moving toward family in retirement. The divide between buyers with equity and those without has rarely been sharper.

Nashville continues to attract attention beyond the residential market. A new CBRE report ranked the city No. 4 nationally for net headquarters relocations last year, reinforcing what the population numbers have been saying for some time: the long-term story here is still very much intact.
