People choose where to live based on more than price per square foot. They choose communities that align with how they want to live. Increasingly, that includes access to wellness resources, fitness opportunities, and proactive healthcare options.

In my experience advising buyers relocating to Nashville and Middle Tennessee, lifestyle alignment is often just as important as commute times and school zones. I am Darin Cunningham. Beyond real estate investing and advising, I am deeply committed to health, fitness, and long-term performance. That commitment has led me to explore evidence-based wellness strategies that help optimize health rather than simply react to illness.

Thinking Beyond Traditional Healthcare

Modern healthcare excels at treating acute illness and trauma. Preventive and optimization-focused care often requires a more proactive approach. This does not mean extreme measures or experimental treatments. It often means identifying nutritional deficiencies, understanding genetic predispositions, improving recovery, and supporting the body’s natural systems.

Discovering a Hidden Health Risk

During a comprehensive blood panel and genetic methylation pathway test, I learned that I was deficient in vitamin B12 and folate. Further testing confirmed a double MTHFR gene mutation. This genetic variation can impair the body’s ability to process certain B vitamins and regulate homocysteine levels. Elevated homocysteine is associated with increased cardiovascular risk. By switching to methylated forms of vitamins that my body could properly absorb, my levels normalized and the risk was addressed.

This experience reinforced an important lesson: health optimization is not about looking fit. It is about understanding what is happening internally and taking action based on data.

Next Health: A Nashville Resource for Health Optimization

One of the places that helped guide this discovery was Next Health, located on 8th Avenue in Nashville. Their approach focuses on proactive wellness, advanced diagnostics, and individualized health planning. Services may include comprehensive blood panels and biomarker analysis, genetic and metabolic testing, vitamin and nutrient optimization, IV therapy and recovery support, and infrared sauna and cold therapy.

Recovery and Performance Tools

In addition to nutritional optimization, many individuals incorporate recovery modalities such as infrared sauna for circulation and recovery support, cold plunge therapy for inflammation management and resilience, and IV nutrient therapy for targeted replenishment. These tools can support performance and recovery, but they are supplemental. Foundational health practices remain the priority.

Wellness and the Nashville Lifestyle

Nashville and Middle Tennessee continue to attract residents who prioritize active living and wellness. From greenways and trail systems to boutique fitness studios and performance health clinics, the region supports a lifestyle centered on longevity and vitality. Access to these resources is increasingly part of how buyers evaluate neighborhoods and communities.

A Personal Approach to Health and Client Service

My background includes degrees in biology and kinesiology, and my passion for health and fitness informs how I live and work. I believe performance, longevity, and discipline translate across all areas of life, including business and investing. Clients often appreciate working with someone who values health, resilience, and long-term performance.

I have personally experienced many of the wellness and fitness centers throughout Nashville and Middle Tennessee, both for my own benefit and to better guide my clients. I have also spent time researching local restaurants to understand which establishments prioritize clean ingredients and thoughtful preparation.

Final Thoughts

Optimizing health is not about extremes. It is about awareness, data, and making informed decisions that support long-term vitality. Likewise, choosing where to live is not only about the house itself. It is about the lifestyle, the environment, and the community that supports how you want to live each day. For many, Nashville and Middle Tennessee offer that balance.
