Markets Close the Week on a Historic Note
Markets closed out the week on a historic note. Iran's declaration that the Strait of Hormuz is open to commercial traffic sent the S&P 500 above 7,100 for the first time, the Nasdaq to its 13th consecutive day of gains, and oil tumbling nearly 10% in a single session. For a market that has been white-knuckling geopolitical headlines for weeks, Friday felt like an exhale.
The housing data landing this week told a more complicated story. NAR's latest generational trends report found that just 21% of recent buyers were first-timers, the lowest share on record, and the typical first-time buyer is now 40 years old. Baby boomers remain the dominant force on both sides of the transaction, with many paying cash and moving toward family in retirement. The divide between buyers with equity and those without has rarely been sharper.
Nashville continues to attract attention beyond the residential market. A new CBRE report ranked the city No. 4 nationally for net headquarters relocations last year, reinforcing what the population numbers have been saying for some time: the long-term story here is still very much intact.
Lifestyle Home Spotlight: 5429 Franklin Pike, Oak Hill
$5,399,000 | 5 Bed | 5.1 Bath | 6,173 SqFt | 2.09 Acres
Because the right property can change how you live.
Some homes announce themselves. This one earns your attention quietly.
Tucked within Oakhaven, a privately gated enclave in Oak Hill, this brand new construction by Urban Development Group sits on more than two wooded acres just minutes from Green Hills and Brentwood. Each home in the community has its own gate, which means the seclusion here isn't incidental. It's intentional.
Inside, the scale is generous without being excessive. Six thousand square feet across three levels, organized around a great room with a 12-foot sliding pocket door that opens the entire main floor to the pool, outdoor living area, and recessed firepit lounge. The kitchen is built around a 15-foot island with dual dishwashers, a 48-inch Miele range, and a walk-in pantry with a dumbwaiter that connects directly to the garage. Practical in the best possible way.
The primary suite has a two-person sauna, a luxury multi-head shower, an oversized soaking tub, and a private balcony. The custom closet includes a hidden safe and direct access to the laundry room. Upstairs, a large bonus room opens onto two separate decks overlooking the pool and tree line below.
The lower level adds a gym, a climate-controlled glass wine room, and a fifth bedroom, with enough flexibility to live in this home a dozen different ways.
For buyers who want genuine privacy without giving up proximity to the city, Oak Hill keeps delivering what very few Nashville neighborhoods can.
