Markets turned sharply this week as energy prices surged and economic data softened. U.S. crude jumped more than 35%, its largest weekly gain on record, pushing above $90 per barrel as Middle East conflict disrupted global supply routes. The February jobs report added another layer of complexity. Payrolls unexpectedly fell by 92,000, unemployment ticked up to 4.4%, and several key sectors contracted. At the same time, wages rose 3.8% year over year, keeping inflation pressures in the conversation and making any near-term rate move less certain.

For housing, this kind of environment typically creates pause more than pullback. Higher gas prices can weigh on sentiment, but softer labor data can also shift expectations around future borrowing costs. In Nashville and across Middle Tennessee, we are seeing buyers remain engaged, especially in higher price tiers, but with a more analytical lens around timing and value.
