Nashville Market Snapshot

Markets got a rare piece of good news Friday when the Labor Department reported 178,000 jobs added in March, well above the 65,000 economists had forecast and a meaningful reversal from February's revised loss of 133,000 positions. The unemployment rate edged down to 4.3%, and the report temporarily lifted sentiment across a market that has been searching for footing since the Iran conflict began. Treasury yields ticked up modestly on the news, with the 10-year settling around 4.31%. Major indexes were closed for the Good Friday holiday, so the full market reaction is still ahead.

The optimism, though, comes with an asterisk. The jobs data was collected in the first half of March, which means it almost certainly predates the full economic impact of the war. Most economists are treating the number as a pre-conflict baseline rather than a signal of resilience. The hiring rate in February hit its lowest level since the depths of the pandemic, and the pattern that has defined the labor market for much of the past year, strong job retention but weak new hiring, is still very much intact. Comerica Bank's chief economist said it plainly: the Fed will hold rates steady for at least the next several meetings while it waits for the war's effects to fully surface.

On the energy side, the story has not changed. Gas crossed $4 a gallon nationally for the first time since 2022, sitting at $4.09 Friday with diesel at $5.53. The OECD is now projecting inflation at 4.2% this year, and markets are pricing in a 31% chance of a rate hike by year's end, a striking shift from just a month ago when multiple cuts were still on the table. The 30-year fixed mortgage rate sits at 6.51% today, near a six-month high after briefly dipping below 6% in late February before the conflict sent rates climbing again.

Closer to home, Nashville made a quiet kind of statement this week when British Airways landed an Airbus A350-1000 at BNA, the largest scheduled passenger aircraft to ever arrive at Nashville International Airport. The 350-to-480-seat wide-body is also the most fuel-efficient plane flying commercially today. It is a small but telling signal that Nashville's growth trajectory is attracting the kind of attention that does not pause for geopolitical uncertainty.

New construction luxury home at 5425 Franklin Pike Nashville TN 37220 in Oak Hill on 2.15 wooded acres by Urban Development Group

5425 Franklin Pike, Oak Hill, Nashville TN 37220 | New construction by Urban Development Group on 2.15 private acres | Listed with BDG Partners at Compass

Some homes are designed to impress. Others are designed to disappear into their surroundings and let you breathe.

Tucked behind a private gated entrance in the heart of Oak Hill, this new construction residence by Urban Development Group sits on 2.15 wooded acres just minutes from Nashville's most sought-after corridors. The mature tree canopy and thoughtful siting create a sense of genuine retreat, the kind that is increasingly rare this close to the city.

Inside, the kitchen is built for the way people actually live. A 48-inch professional range, dual dishwashers, a 64-inch commercial refrigerator and freezer, walk-in wine cellar, butler's pantry, and expansive quartz surfaces make the space equally at home for a quiet Tuesday dinner or a full gathering. Wide plank white oak flooring, two gas fireplaces, a glass wall office, and a floating staircase carry that same level of intention through every room.

The primary suite functions as its own wing, with a spa-caliber bath featuring dual rain heads, a freestanding soaking tub, backlit mirrors, and an LED-lit custom closet built to a scale that has to be seen to be appreciated.

Outside, a fully automated infinity-edge pool and spa, rooftop composite decking, expansive paver terraces, and a four-bay garage round out a property that offers both the drama of arrival and the comfort of staying put.

For buyers who want privacy without sacrifice, Oak Hill continues to deliver what very few Nashville neighborhoods can: seclusion at five-minute proximity to everything.
