Inflation, Open Houses, and a Very Good Weekend to Be in Nashville

The economic headlines this week were hard to ignore. March CPI came in at 3.3% annually, with energy costs up nearly 11% as the US-Iran conflict continued squeezing global oil supply through the Strait of Hormuz. Consumer sentiment hit a record low, dropping 10.7% in April to its worst reading ever, with Americans now expecting inflation to run close to 5% over the next year.

A two-week ceasefire was announced, which pulled oil back slightly and brought mortgage rates down a hair from their recent peak, with the 30-year fixed now averaging around 6.37% according to Freddie Mac. That said, rates are still more than 40 basis points above where they were in late February, when buyers were briefly locking in below 6% for the first time in years. The Fed is expected to hold steady while it waits to see how the conflict’s effects fully surface. The silver lining worth noting: core inflation, which strips out food and energy, came in at just 0.2% for the month and 2.6% annually. The pressure is real, but it isn’t broad-based yet.

Locally, the Middle Tennessee market showed real resilience in March. Total closings came in at 2,752 with a median residential price of $491,525, essentially flat against March 2025’s $490,000. Inventory climbed to 13,694 active listings, up from 12,326 a year ago, and days on market stretched to 62 compared to 53 last spring, which means buyers have a little more room to breathe than they’ve had in years. The region’s population growth story continues to do a lot of the heavy lifting here: Davidson County added more than 9,200 residents over the past year, and surrounding counties are absorbing significant growth as well.

Nashville is also firmly in its tourism sweet spot. April and May are among the strongest booking months of the year for short-term rentals, and with the city’s event calendar packed through the end of the month, the demand is there. Whether that translates to strong occupancy depends heavily on how a property is positioned and managed. The rising tide doesn’t lift all boats equally in this market.
