This Week in the Market
Markets closed out a fourth straight losing week as the Iran conflict showed no signs of resolution and energy costs continued reshaping the economic conversation. The S&P 500, Dow, and Nasdaq are all trading below their 200-day moving averages, and traders have now pushed rate cut expectations all the way to 2027 after the Fed held steady this week. Brent crude is hovering around $108 a barrel, up more than 40% since the conflict began, and the mood across financial markets remains reactive and sensitive to every headline out of the Middle East.
That said, there are real reasons to stay grounded.
FedEx, widely considered one of the most reliable barometers of overall business activity, reported a strong earnings beat this week and raised its full-year guidance, pointing to steady global demand despite the geopolitical noise. And on the market side, Deutsche Bank noted that Friday marked the 15th trading day of the conflict, which is historically when U.S. equities tend to find a floor after a geopolitical shock. That is not a guarantee, but it is a data point worth holding onto.
The 30-year fixed mortgage rate climbed to 6.22% this week, its highest point in more than three months, reversing a brief and promising dip below 6% that had started to bring buyers back into the conversation. Mortgage applications fell nearly 11% last week as a result. The window that opened heading into spring has narrowed, and uncertainty is doing what uncertainty does.
Closer to home, Nashville's February numbers offer a more grounded and frankly encouraging story. Despite Winter Storm Fern disrupting activity earlier in the year, closings held essentially flat year over year at 2,133, a testament to how durable demand remains in this market. The median single-family price rose modestly to $499,900, and inventory climbed 12% year over year to 12,315 homes across the region. More supply means more negotiating leverage for buyers and more opportunity to move thoughtfully rather than reactively. Sellers who price with intention and come prepared are still finding motivated buyers on the other side. The spring season is arriving with more options, more time, and more momentum than the national headlines might suggest.
